Historically, when developing and letting properties, we have partnered with letting agents, as we recognise the value they can offer when the service is done right.

But time and time again, we were left feeling like just another number—no personal touch, no real care, just extra fees on top of management costs.

We wanted a service that truly valued landlords and tenants alike. A service built on trust, transparency, and real relationships.

But when we couldn’t find it, I decided to create it myself!

That’s how in 2020 ACG Property Lettings & Management was born, an independent letting agent that puts people first.

No hidden fees, no cold corporate approach—just honest, reliable, and personalised property management.

Because landlords deserve to know that their investment is well looked after. Tenants deserve to know they will receive a great standard of housing.

For Landlords

1. How do you find and screen tenants?

We run a comprehensive marketing campaign, listing your property on major property portals, our own website, and through a targeted social media campaign.

All potential tenants are pre-screened before viewings to ensure we attract high-quality applicants

2. What are your fees, and what do they cover?

We charge a tenant find fee, typically 50% of the first month’s rent.

For full management services, pricing depends on your property’s specific requirements—please contact us for a tailored quote.

3. How do you handle property maintenance and repairs?

We work with a trusted network of vetted contractors to ensure quality and timely maintenance.

If you have your own preferred contractors, we’re happy to work with them too.

4. What happens if my tenant doesn’t pay rent?

We build strong relationships with our tenants and often require guarantors to minimise the risk of missed payments.

In rare cases of non-payment, we liaise directly with the tenant to understand the situation and advise landlords on the most appropriate next steps.

5. How do you keep me compliant with landlord laws and regulations?

We stay fully up to date with UK rental legislation.

We manage and monitor all mandatory safety certifications including gas safety, electrical inspections, and EPCs.

Regular property inspections also ensure compliance with safety requirements such as smoke and carbon monoxide detectors.

For Tenants

1. What upfront costs do I need to pay before moving in?

The maximum deposit you’ll pay is equivalent to five weeks’ rent, in line with government regulations.

2. How do I report maintenance issues?

You can report issues directly by phone on 0132 955 185, or via our tenant app.

All reporting options and details will be provided at the key handover.

3. What is included in my rent, and are there any additional charges?

Inclusions vary by property. Please contact us to confirm what’s included for the specific property you’re interested in.

4. Can I decorate the property?

Most landlords are happy for tenants to decorate within reason.

We’re happy to discuss your ideas on a case-by-case basis.

5. What happens at the end of my tenancy?

At the end of your tenancy, we carry out a detailed check-out inspection.

If there are no damages, your deposit will be returned promptly.
